MASSIVE MIXED USE PROJECT PROPOSED FOR CHATTAHOOCHEE HILLS
Up for approval or denial at an upcoming Chattahoochee Hills city council meeting is the proposed Bouckaert Farm, a mixed use development site with multiple types of residential, office, restaurant, retail, institutional, and service uses. There would be a total of 8,348 residential dwelling units and supporting non-residential uses. The developer is DMB Development LLC based out of Scottsdale, Arizona.
Their projects include Baja Bay Club in East Cape, Los Cabos; Kukui'ula at Poipu, Hawaii, Delta Coves in Bethel Island, California, and DC Ranch in Scottsdale, Arizona. DC Ranch was built on the site of a former cattle ranch. Delta Coves is located along the canals of the California delta.
DMB Development states that some of the homesites at Kukui'ula is on "some of the last Kaua'i coastline still available for building." Baja Bay Club is a "private club community" with a 3.2 mile long beach, golf club, "outpost adventure club" and a ten acre organic farm as well as "miles of hiking and biking trails".
The project in Chattahoochee Hills is not estimated to be completed until 2055.
According to a website designed to garner residents to the project, the total size of the land is 8,000 acres. They are attempting to attract equestrian lovers and those in the film industry as well. A few renderings of the proposed project were on the site.
According to the DRI, a total of 7.5 miles of water line would have to be installed for the project as well as 4.1 miles of sewer. Estimated peak traffic per day is 81,679. Additional traffic improvements would have to be made for this project. A traffic study has not been done but seems to be underway or will be underway soon. The project is expected to generate 19,000 tons of solid waste per year. As for streams, the developer states on the DRI that “Stream crossings may be required. Development will not encroach on floodplains”.
